Bucharest, Brașov and Cluj are entering the usual period of pressure created by the return of students, particularly around universities and in central and semi-central areas.
But seasonal demand has a ceiling. Utilities, maintenance and everyday expenses have increased too, and tenants make decisions based on the full monthly cost of living in a property.
For landlords, pricing at the top of the market may work during the university rush. Keeping the property competitive after that moment requires a more complete calculation: rent, running costs, location and the alternatives available to the tenant.
The academic year creates pressure. Affordability decides how long it lasts.
Save this before your next rent review and calculate the monthly bill your tenant actually sees.
