The bank wants security. The investor wants returns.
They may be looking at the same asset, but they are not asking the same questions.
The investor is focused on upside, cash flow and the exit strategy. The bank is focused on risk, collateral, repayment capacity and how solidly the project is structured.
That is why a good investment is not automatically a bankable one.
If financing is part of the strategy, the deal needs to be built with the lender’s perspective in mind from the beginning. Not explained afterwards, when financing becomes the problem.
At O.I. Real Estate Group, we work at the intersection between investment potential and the structure required to make a project financeable.
